General Description: This lovely small quinta is conveniently located right in the centre between the cities of Oliveira do Hospital, Tabua and Arganil, just outside of a quaint village which is a few km from the main artery roads.

A short dirt track leads from the edge of the village to the house. There are in fact two houses joined but the owner does not own 2/3 of the second house due to the inheritance division. The "owner uncles" of this 2/3 are however prepared to sell their part for about 1000€ he has told me. (Please note I cannot guarantee that this is true)

The first-fully owned house has 2 floors and the second partly-owned, only one floor. Together there is enough space for one to renovate them into a lovely character cottage.

The land is small but very pretty. I measured it on Google and it seems about 1200m2 but am told that many village people have adjoining surrounding fields they would like to sell. So perhaps there is potential to increase the land?

The land is divided up into a few little grapevine-lined fields. Very pretty and rural and with lovely views over the valley and towards the surrounding forests. Here one can walk out of your house straight into the countryside and walk the dirt tracks through the forests for miles.

I am told that the house has not been registered which could be positive in that it could be registered as having been a previous habitation house, giving the right to rebuild it into a home. All these issues will have to be negotiated with the owner and the possiblities discussed with an architect or lawyer.

Water can be obtained from a big and full well located on the next door land but with rights to draw water on certain days of the week.

It is a lovely little farm which in my opinion should be negotiated down somewhat.
